PEXIXSEN Elementary School & Centre Mountain Lellum Middle School
Kerr Controls installed internet‐connected building automation control systems in the elementary school, middle school, and central plant to automate the heating, ventilation, and air conditioning equipment, and monitor energy consumption.
The scope included: programming the system software, and creating a graphic user interface.
Project Overview:
The PEXISEN Elementary and Centre Lellum Middle Schools project was completed in January 2023.The high level of collaboration between School District 62, the general contractor, trades, and engineers was a major contributing factor to the success of the project.
The two schools and central boiler plant were built simultaneously on a large site at 3090 & 3100 Constellation Drive near Westshore Parkway in Langford. The total construction budget was approximately $88.6 million, and the project was targeted to be built to LEED Gold standards with a focus on energy efficiency.
Work began in the spring of 2020 and the 45,200 square foot elementary school with a capacity of 500 students opened in September of 2022. The 68,300 square foot middle school with a capacity of 700 students opened in January 2023.
The attractive architectural design of the schools incorporates many of the surrounding natural elements, such as wood finishes, natural light, and views to the outdoors. To ensure easy access to all areas, features such as elevators, dedicated parking, and gentle outdoor slopes were included in the design. To provide additional value to the community the elementary school includes a Community Learning Centre and space for childcare.
Numerous features were incorporated to maximize the energy efficiency of the schools, including solar energy, geothermal systems, and a sophisticated building automation system. Photovoltaic panels on the roof are expected to provide 5% of the schools’ energy needs. Geothermal systems installed under the school playing fields will provide efficient heating and cooling, and electric backup boilers help minimize greenhouse gas emissions.
The state‐of‐the‐art building automation systems installed by Kerr Controls harnesses modern technology and advanced energy management strategies to optimize energy efficiency while maintaining a comfortable learning environment.
Bamfield Community School
Bamfield Community School is receiving new HVAC upgrades this summer. We
will be working with PML Mechanical who are the mechanical contractors. Kerr
Controls will be performing the building automation system portion of the
work.

Scope:
Kerr Controls carried out a recommissioning study of the DDC system to identify current system deficiencies.
Software problems were troubleshot during this process. This involves manually manipulating the values of the system to find any failures in programming, installation, or hardware created by the original implementation of these systems.

JIM CICCONE CIVIC CENTER
Project Overview:
In September of 2020, Kerr Controls had the opportunity to participate in the Boiler Replacement Project at the Jim Ciccone Civic Centre in the City of Prince Rupert. This project involved replacing aging boilers with more energy-efficient condensing boilers and pumps.
Kerr Controls Inc. completed the Controls portion of the work. We installed a Reliable Controls building automation system to monitor and control the pool boilers, heating, and domestic hot water boilers, and all associated pumps, heat exchangers, valves, and equipment.
The new system has a user-friendly graphic interface and web-server capabilities.
Building Background:
Originally opened as the Prince Rupert Civic Centre on October 16, 1971, the Jim Ciccone Civic Centre has offered a place for the community to live and play actively since its inception. With the Civic Centre’s rededication to Jim Ciccone and his family on February the 9th, 1996, it continues its tradition of steadfast dedication to Prince Rupert and all of its visitors by supplying quality facilities for community activities. Facilities include the Russell Gamble Gymnasium, activity rooms, an auditorium, and an ice arena, aquatic centre.
